Condenser approach temperature is the difference between the refrigerant saturation temperature and the condenser water leaving temperature. It shows how well heat is being transferred from the refrigerant to the condenser water. A small difference indicates efficient heat exchange; a higher difference can signal fouling, low flow, or inefficiencies.
